30 Hudson Yards
Not to be confused with 30 Hudson Street.
30 Hudson Yards (also known during construction as the North Tower) is a supertall commercial skyscraper on the West Side of Midtown Manhattan in New York City. It is near Hell's Kitchen, Chelsea, and the Penn Station area. The building is part of the Hudson Yards Redevelopment Project, a plan to redevelop the Metropolitan Transportation Authority's West Side Yard. As of May 2025, it is the seventh-tallest building in New York City and the ninth-tallest in the United States.
The building has a triangular observation deck, known as The Edge, that sticks out from the 100th floor. There is a bar and event space on the 101st floor. The deck, at 1,100 feet (340 m), opened in March 2020. It is the second-highest outdoor observation deck with optically transparent flooring in the world, after the Cabo Girão Skywalk.
The building was formerly the headquarters for WarnerMedia until that company merged with Discovery, Inc. in 2022 to form Warner Bros. Discovery. WBD remains a tenant of the building.
The building also serves as the headquarters for Kohlberg Kravis Roberts & Co, an American global investment company.
History
The groundbreaking ceremony took place on December 4, 2012. Early work built a platform over much of the Eastern Rail Yard. Part of the building, Phase 1, would sit on the platform, and the Gateway Rail Tunnel project could pass underground with a clear path. The platform rests on caissons drilled deep into solid bedrock known as Manhattan schist. On December 12, 2013, it was announced that Tutor Perini Building Corp. had won a US$510 million contract to build the platform. In 2013, Time Warner (later WarnerMedia, and now Warner Bros. Discovery) announced plans to move most of its offices to 30 Hudson Yards. It would leave its headquarters at the Time Warner Center, also owned by Related, at Columbus Circle. The company would occupy half the building, below the 38th floor.
In mid-2015, Related received a $690 million loan from Bank of America, Wells Fargo, and CIBC, which allowed construction to start. By January 2016, the first few aboveground floors were complete. Work on the observation deck at the top of the tower began in April 2018 and was nearly finished by mid-2018. In January 2019, WarnerMedia hired Cushman & Wakefield to find a buyer for its office space under a leaseback agreement. The building opened on March 15, 2019. A month later, WarnerMedia sold its space to Related and Allianz for $2.2 billion, after signing a 15-year lease. The sale closed in June 2019, and the partners financed it with a loan from Deutsche Bank, Wells Fargo, and Goldman Sachs. In May 2019, CNN began broadcasting from new studios in the building. In December 2024, Visa Inc. and Stonepeak subleased parts of the space.
Tenants
Many different companies and places are found inside 30 Hudson Yards. Skydance Corporation has offices on many of the building's floors. Wells Fargo Securities also has offices in different parts of the building. Visa Inc. and Kohlberg Kravis Roberts are two more companies that have space there, and The Related Companies is also listed as a tenant.
Visitors can find shops and places to eat and drink. The lobby has The Shops & Restaurants at Hudson Yards and a Bluestone Lane coffee shop. The building also has an observation deck and a restaurant called Priceless high up in the tower. Some floors are mechanical floors, and there is a sky lobby too.

Architecture and design
Kohn Pedersen Fox was chosen to design the building, Thornton Tomasetti was the lead structural engineer, and Jaros, Baum & Bolles provided MEP engineering services. The building was first planned to be 1,337 feet (408 m) tall, but it was later reduced to 1,270 feet (390 m), which keeps it the tallest building in the development. The WarnerMedia space includes a cafeteria, a fitness center, a two-level auditorium and cinema, and an outdoor deck. Because the outdoor deck sticks out, reviewers have compared the building's shape to a duck. The lobby holds artwork by Spanish artist Jaume Plensa, made of 11 stainless steel spheres hanging from the ceiling. The spheres are meant to represent global unity and cultural diversity.
Edge NYC is an experience on the 100th and 101st floors, with indoor displays and an outdoor sky deck about 1,100 feet (335 m) above Manhattan. It was developed by Related Companies and Oxford Properties, and it was created with Moment Factory. Edge NYC opened to visitors on March 11, 2020, and closed two days later because of the COVID-19 pandemic in New York City. It reopened on September 2, 2020. The sky deck is the highest outdoor sky deck in the Western Hemisphere. Its terrace reaches 80 feet (24 m) out from the building and offers 360-degree views of the Manhattan skyline and the Hudson River. Food and drinks are run by TAO Group Hospitality. The nearest subway station is 34th Street-Hudson Yards, and the southern end of the High Line is within walking distance.
